THEIA, TOWARDS AN “ART-NOUVEAU 2.0”
A Mediterranean Habitat in the Heart of Montpellier

Delivered in March 2026 in partnership with Bouygues Immobilier, THEIA is located at the heart of Montpellier’s Cité Créative, on the emblematic site of the former Infantry Application School (EAI). Awarded in 2021 under the “Jardins Secrets” program, the project by Vincent Callebaut Architectures embodies a residential development - with 30% of affordable units - that brings together heritage, environmental innovation, and a refined architectural expression.

Conceived as an ode to Mediterranean light, THEIA takes its name from the Greek goddess Theia, mother of the Sun, Moon, and Dawn. This reference reflects the project’s core ambition: to shape light and shadow while establishing a dynamic relationship between architecture and climate.

A Contemporary Interpretation of Place

Situated at the junction between Montpellier’s historic center and its emerging urban developments - supported in particular by tramway line 5 - THEIA integrates coherently into its urban context. The project balances density, open green spaces, and permeability, aligning with the scale and uses of its surroundings.

Inspired by the urban fabric of L’Écusson - its narrow streets, shaded passages, and lively squares - the residence offers a contemporary reinterpretation. Open patios, external walkways, sculptural entrance halls, and duplex terraces create a fluid spatial organization designed to encourage interaction. The architecture promotes both residential privacy and shared uses.

A Bioclimatic Skin Between Performance and Poetry

THEIA is defined by a fluid volumetric composition, articulated by cantilevered loggias that extend living spaces outward. The design responds to southern climatic conditions by optimizing natural ventilation, daylight access, and passive solar protection.

The façades incorporate parametric systems inspired by traditional moucharabieh screens, reinterpreted at the building scale. Perforated patterns, calibrated according to solar orientation and prevailing winds, regulate light, reduce overheating, and facilitate airflow. This envelope combines environmental performance with architectural identity, integrating algorithmic design, biomimetic principles, and technical expertise.

A Mediterranean Inhabited Nature, a Framework for Urban Resilience

Vegetation plays a central role in structuring the project. Ground-level gardens, planted loggias, and green and photovoltaic roofs form a continuous landscape system.

Beyond aesthetics, this approach contributes to thermal comfort - with temperature reductions of up to 5°C during summer - while supporting rainwater management and biodiversity. THEIA meets high environmental standards - NF Habitat HQE (High Environmental Quality), incorporating bio-based materials, greywater recycling for irrigation, and connection to a biomass energy network.

Towards an “Art-Nouveau 2.0”

THEIA draws on the legacy of Art Nouveau through its organic forms and integration of natural systems. References range from Victor Horta’s ironwork to Antoni Gaudí’s biomorphic architecture and Émile Gallé’s natural motifs, reinterpreted within a contemporary framework.

This approach reflects a broader ambition: to deliver an architecture that is both efficient and contextually responsive. THEIA proposes a model in which form, performance, and environment converge - defining the principles of an “Art-Nouveau 2.0” where the ornament contributes to environmental function and nature becomes an integral component of the design process.

Un Habitat Méditerranéen au Cœur de Montpellier

Livrée en mars 2026 en collaboration avec Bouygues Immobilier, la résidence THEIA s’inscrit au cœur de la Cité Créative de Montpellier, sur le site emblématique de l’ancienne École d’Application de l’Infanterie (EAI). Lauréat du programme « Jardins Secrets » en 2021, Vincent Callebaut Architectures y développe une œuvre résidentielle – dont 30% de logements abordables - qui conjugue mémoire du lieu, innovation environnementale et écriture architecturale sensible.

Pensée comme une ode à la lumière méditerranéenne, THEIA tire son nom de la déesse grecque Théia, mère du Soleil, de la Lune et de l’Aurore. Cette filiation mythologique incarne l’intention fondatrice du projet : sculpter les ombres, faire danser la lumière, et inscrire l’architecture dans un dialogue vivant avec son climat.

Une Réinterprétation Contemporaine du Genius Loci

À la croisée du centre historique et des nouvelles dynamiques urbaines portées notamment par la ligne 5 du tramway, THEIA s’insère avec justesse dans le paysage montpelliérain. Le projet tisse un lien subtil entre densité maîtrisée, respiration végétale et porosité des espaces publics, en résonance avec les gabarits et les usages environnants.

Inspirée du tissu de L’Écusson - ses venelles fraîches, ses placettes animées, ses jeux d’ombre et de lumière - la résidence en propose une lecture contemporaine. Patios ouverts, coursives aériennes, halls sculpturaux et terrasses en duplex composent un parcours spatial fluide, propice aux échanges et à l’appropriation. L’architecture devient ici un support de sociabilité, où l’intimité du logement dialogue avec la générosité des espaces partagés.

Une Peau Bioclimatique entre Performance et Poésie

L’identité de THEIA s’exprime à travers une volumétrie fluide, ponctuée de loggias en encorbellement qui prolongent les espaces de vie vers l’extérieur. Conçue en réponse aux conditions climatiques du sud, l’architecture favorise la ventilation naturelle, les apports lumineux maîtrisés et la protection solaire passive.

Ses façades paramétriques déploient un langage inspiré du moucharabieh, revisité à l’échelle du bâtiment. Les motifs ajourés, générés selon l’orientation de la course du soleil et des vents dominants, filtrent la lumière, atténuent les surchauffes et accompagnent les flux d’air. Cette peau active, à la fois technique et expressive, incarne la rencontre entre modélisation algorithmique, biomimétisme et savoir-faire constructif.

Une Nature Méditerranéenne Habitée, Support de Résilience Urbaine

Au cœur du projet, le végétal structure les espaces et les usages. Jardins en pleine terre, loggias plantées et toitures végétalisées et photovoltaïques composent une trame paysagère continue, pensée en strates.

Au-delà de son rôle esthétique, cette végétation endémique contribue à la régulation thermique du site - avec un abaissement pouvant atteindre 5°C en période estivale -, à la gestion des eaux pluviales et à l’accueil de la biodiversité. THEIA s’inscrit ainsi dans une démarche environnementale exigeante (NF Habitat HQE), intégrant matériaux biosourcés, recyclage des eaux grises pour l’irrigation et raccordement à une centrale biomasse.

Vers un « Art-Nouveau 2.0 »

Par ses lignes organiques et son rapport étroit au vivant, THEIA s’inscrit dans une filiation assumée avec l’Art Nouveau. Des ferronneries fluides de Victor Horta aux formes biomorphiques d’Antonio Gaudí, en passant par les motifs naturalistes d’Émile Gallé, le projet réactive cette tradition en la projetant dans le XXIe siècle.

Plus qu’un simple langage formel, cette approche traduit une vision : celle d’une architecture sensible, performative et ancrée dans son environnement. Une architecture qui respire, capte, filtre et dialogue, esquissant les contours d’un « Art-Nouveau 2.0 », où l’ornement redevient un outil environnemental, et la nature, partenaire de conception.
