SOPREMA HEADQUARTERS, A GREEN FLEX OFFICE FOR NOMAD CO-WORKERS

"THE SEMAPHORE AND ITS WOODED RICE FIELD ", A DEMONSTRATOR BUILDING ADVOCATING WELL-BEING, FLEXIBILITY, AND NOMADISM AT WORK AT THE HEART OF A CONNECTED LANDSCAPE DEDICATED TO URBAN AGRICULTURE

1. UNDERSTANDING THE ISSUES : MOVING TOWARDS POSITIVE ECOLOGY!

1.1. A "SOPRABUILDING", SIGNAL CARRIER

Semaphore is based on the Port du Rhin in Strasbourg, the new headquarters designed for the company SOPREMA. Like a wooded rice field, this eco-futuristic building is inspired by biomimicry and is focused on smart building.

The Semaphore aims to be an exhaustive showcase of the whole range of products developed in terms of insulation, waterproofing and, greening by the French multinational company.

Ancient Greek and composed of σῆμα, sêma ("signal") and φορός, phorós ("bearer"), the project is a poetic landmark, a carrier of signal, values, those of society: Entrepreneurship; Human relations; Dynamism; Agility; Reference; Innovation.

Semaphore wants to become a world reference in terms of a contemporary framework merging a very high environmental quality with a very high quality of use.

It expresses the dynamism of the company to better attract new international talents.

The project is an ecological prototype of the green city of the future. A city that wants to be progressively post-carbon, post-petroleum, post-nuclear, and even post-insecticide. In short, a resilient city weaving a balanced symbiosis between the action of human beings on their environment fighting against the waterproofing of soil.

To build this ecological city of tomorrow, the SOPREMA group has set itself a new challenge: reduce by 65% the dependence of waterproofing products on petroleum derivatives by turning to a circular economy and biosourced materials.

To win this challenge, Semaphore is a true mini-climate-hero, green and smart, sustainable and zen, reflecting the will of the company's associates, office workers, and workers, to build a better future for future generations.

1.2. A SOCIAL CATALYST DIRECTLY CONNECTED WITH WATER

SOPREMA is a family business that has turned into a multinational company over a century. This entrepreneurial spirit, friendly and almost human, is reflected in the building's layout.

These new headquarters are a central point of convergence for the activities and companies present on the Port du Rhin in Strasbourg.

For example, the fitness center, the cafeteria, and the nursery are open to all other assets of the port. In addition, all these shared functions are accessible to any type of handicapped individual so as not to discriminate, whether it be a motor or visual impairment.

Altruistically, Semaphore and its Wooded Rice Field opened to everyone by also establishing a strong link with the Gaston Haelling Basin. This wove an intimate relationship with water. A new marina registered as a natural extension of the building, offering employees and workers soft mobility and pleasant strolls.

1.3. A DEMONSTRATOR BUILDING OF BRANDS OWNED BY SOPREMA

Bio-inspired by a rice field, the Semaphore is a true open-sky demonstrator building. This opens up a field of possibilities for post-petroleum buildings!

For ecological thermal and sound insulation, the UNIVERCELL® product consisting of cellulose wadding made from recycled paper will be implemented.

For waterproofing, the ALSAN® and FLASHING® systems will be studied as well as the famous SOPRASOLAR® range, two-layer bituminous waterproofing with integrated photovoltaic cells. To seal the phyto-purification lagoons, the FLAGPOOL NG11® range with its reinforced PVC membrane will prove its worth. Lastly, MAMOUTH NEO® will provide membrane-based waterproofing made from bio-sourced raw materials, produced by 75% of European rapeseed oil.

For greening, the entire SOPRANATURE® range will showcase technical solutions to transform the balconies and roofs of the project into gardens, vegetable gardens, and hanging orchards. Lande®, Garrigue®, Green®, Pampa®, Toundra®, and in particular Cultiva® will be the implemented systems to invent the edible and intelligent roof of tomorrow. All connected of course to optimize resources.

For terrace coating, the patent pending SOPRADALLE CREA® will be used for stoneware slabs on studs.

2. THE INTEGRATION OF MAMMOTH: AT THE HEART OF SEMAPHORE

2.1. A UNIFYING EMBLEM IN THE STRASBOURGEOIS SKY

Let's remember that in 1909, Charles Geisen, (great-grandfather of SOPREMA's current president, Pierre-Etienne Bindschedler), looked for material that was waterproof, flexible, and easy to install.

He found the solution by dipping a burlap into hot bitumen: a screed that was both light and solid. The sealant "Mammouth®" was born... and has been around for 110 years!

In a logic of continuity marked by the acquisition of a Mammoth skeleton, symbol of the brand, the story of the company based on innovation is the plant-based breadcrumb trail of narration, the green thread.

Suspended in the sky, the Mammoth is highlighted by a golden leaf dress protecting it from the UV. It symbolizes the success of the group and recalls its genesis and its natural commitment: Respect nature to preserve the future of man!

2.2. VISIBLE TO ALL, FOR ALL, AND EVERYWHERE!

Rather than placing the Mammoth skeleton in the heart of the atrium or patio in the lobby (as recommended in the competition specifications), the ambitious bias is to encapsulate it at the top of the building. A transparent bubble made of 6 curved glass petals ensures constant hydrometry and temperature for optimal preservation.

So no need to enter the building. At 24 meters high, the Mammoth is visible to everyone everywhere!

Ground-wise, it is placed exactly at the crossroads of the two axes that cross the site. It lies at the intersection of the north-south axis of the Gaston Haelling Basin and the east-west axis between the future headquarters and the future factory.

It becomes the focus of the basin through this judicious location and overlooks the factory and its workers who have made the company so successful.

3. THE ARCHITECTURE : A ZEN PROJECT BY FLEX-OFFICE NOMADE

3.1. THE CONNECTED ROOF, A FIFTH FACADE, AN ALLIANCE BETWEEN MAN AND NATURE

The architectural concept is based on that of the fifth inhabited facade.

It is inspired by a rice field and its large green cascading terraces that enjoy maximum sunshine and exceptional views. The feeder terraces face south.

This rice field is accessible to all company employees. The walk begins with feet in water starting from the pontoon of the new marina which flows into the Gaston Haelling Basin.

From floor to floor, the strollers climb the floors by taking spiral stairs.

Between urban vegetable gardens, horticultural greenhouses, and lush orchards, all the planting innovations developed by the company's employees are implemented at their feet to prove to visitors that the city of the future will be resolutely green and organic.

3.2. THE AGORA AND ITS THREE PATIOS, A PLACE OF CONVERGENCE AND HOSPITALITY WELCOMING ALL COMMON AREAS

At the heart of the Rice Field, in this cascading natural setting, is the Agora.

The Agora is the epicenter of the project. This is where everyone meets, enjoys, eats, and relaxes. It is a place of convergence that provides access to all the common areas: cafeteria, fitness center, company nursery, and showroom for visitors.

This hospitality area is on that same level as the promontory, made up of the parking lot and technical premises on the ground floor. This promontory is carved to perfectly integrate the stairs and ramps giving access to the Agora.

It is pierced by three circular patios that flood it with natural light and natural ventilation. The largest of them hosts a majestic staircase that fluidly connects with the parking lot.

Everything flows naturally. All employees access their workspace through elevators or staircases dedicated to each service.

The Agora is the public square of this plant village dedicated to hospitality.

3.3. SIMPLE, FLEXIBLE, AND CUSTOMIZABLE ARCHITECTURE

OFFICE TRAYS AND SERVICES

The office trays are designed to meet the company's organization. They are equipped with a false floor and a false ceiling with a clear height of 2m80 and an overall width of 12m.

In order to offer the greatest freedom of partitioning to the user in compliance with the rules of smoke extraction, it is woven on a 1m35 superstructure layout corresponding to a traditional scope of 8m10 in infrastructure.

The project is therefore hyper-flexible.

Collaborative work will be carried out with the directors of each department to personalize the interior fittings and atmospheres. An individual control system will regulate heating, cooling, ventilation, lighting, and solar protection.

The strong point of the project is that no service will be divided on two levels. This allows all employees of the same department to work on the same floor.

VERTICAL CIRCULATION

The vertical circulation columns were calculated according to the number of people to be evacuated per floor. They are placed so as to avoid dead ends while respecting the regulatory distance of 40m between them. All vertical circulation, staircases and elevators, are naturally ventilated and illuminated to minimize the need for mechanical ventilation.

RECREATIONAL AND RELAXATION AREAS

The recreation area such as the living room, kitchenette, and coffee machine are systematically placed at the exit of the vertical circulations, which is where people naturally stop and converse.

COCOONING COCOONS

Cocooning spaces in the form of a phonic cocoon punctuate the plan to allow each employee to isolate themselves to concentrate or make phone calls in complete confidentiality.

BATHROOMS

The bathroom facilities take advantage of the triangular plan and are integrated on each floor in the interior corners, optimizing the flexibility of office trays.

3.4. WORK, EXCHANGE, INNOVATE... JUST LIKE HOME

All services benefit from direct contact with nature. The green spaces are scattered on the balconies and on the roofs. Vegetation is literally offered to the occupants. The gardens are close to the workspaces. They innervate them and also serve as work, informal meeting, and relaxation areas.

This is the essence of the architectural concept. Put employees at the heart of the products they develop on this scale demonstrator! Make them feel at home!

3.5. FLEX-OFFICE, WELCOME TO THE WORLD OF NOMADISM

The space-planning puts in place the concept of FLEX-OFFICE OR FLEXIBLE OFFICE.

No more routine! The Flex Office, or flexible office, is the absence of an office in the workplace. Every morning, the employee, equipped with their smartphone and laptop, settles where they find a spot.

At the antipodes of the impersonal yet very individual open space, the Flex Office advocates the pooling of assets that allow employees to practice their profession on a daily basis, from the meeting room to the desk lamp.

The Flex Office solves a growing paradox: empty office spaces and packed meeting rooms.

The Flex Office gives the employee the opportunity to move, to directly exchange with their teams rather than talk through email, which is time-consuming and sometimes confusing. In the project phase, it even makes it easier and quicker to meet different trades and members of other services that are usually remote.

Each employee must have a laptop and a smartphone.

As for the company, it must have at least the following equipment and services:

A foolproof Wi-Fi network,

- Efficient connection in each area,

- A file storage system (cloud for example),

- A meeting room reservation system,

- An internal exchange system (social network, Slack, Intranet).

The areas are seen as ambiances contributing to maximize the effectiveness of the task completed there:

- The meeting room to exchange with their team,

- The brainstorming area for different creation phases,

- The phone room for customer calls,

- The cocooning cocoon for maximum concentration.

It's the end of the sedentary lifestyle in our ever-changing world that is boosting the teamwork needed to accelerate innovation!

4. INNOVATIONS : A LOW-CARBON PLANT AND ENERGY STRATEGY

The goal of the project is to meet the ambitious objectives of the 2020 TR of the European Commission by building a BEPOS, a Positive Energy Building producing more energy than it consumes and reducing its carbon footprint. The 5 big innovations to achieve this are:

INNOVATION 1: THE BUILDING AS A CARBO-ABSORBENT DRILL, DEPOLLUTING WATER AND AIR

How can a dense city be adapted to the phenomena of high floods and current heat waves? To combat the urban heat island effect, greening public areas and buildings can moisten and cool the air through the evapotranspiration of plants. Building a densely vegetated project with endemic plants from the Strasbourg region therefore limits its carbon footprint while recovering rainwater and recycling greywater.

In addition, through natural photosynthesis, Semaphore is a vegetated building with 10,000 plants, shrubs, and trees. It is able to absorb up to 65 tons of CO2 in the atmosphere of the Port du Rhin annually while producing oxygen.

The plant cover will not only be a cosmetic dress, but it will be able to rely on the latest innovations in urban agriculture and implement organic market gardening based on permaculture and agroforestry.

INNOVATION 2: OPTIMIZED THERMAL PERFORMANCE AND BIOSOURCE ISOLATION

The first step is to reduce the energy needs of the building by optimizing its envelope with an external insulation. It does not reflect the strong seasonal temperature variations.

The insulation, airtightness, and overall inertia of the building are therefore key elements in the good design of our project.

In addition, thermal and acoustic insulation materials are biobased or from recyclable sectors and guarantee the safety and durability of construction.

INNOVATION 3: A PERFECT INTEGRATION OF BIOCLIMATISM, RENEWABLE ENERGY AND ICT (Information and Communication Technologies)

PASSIVE ENERGY

In addition to the plants, the bioclimatic building we have designed is designed according to the course of the sun and the wind. It integrates so-called passive technologies (with very low energy consumption) such as:

A field of geothermal probes: covering the needs concerning the heat and cold.

Wind chimneys: providing passive natural ventilation by geothermal energy without consuming a single kilowatt.

Recovery of rainwater and recycling of greywater: in non-sanitary uses, phyto-purification, and infiltration lagoons.

On this type of installation, energy efficiency benefits are 50%, CO2 emissions are reduced by 50%, and electricity consumption is reduced by 35%. The remaining 65% are produced locally thanks to on-board renewable energies.

PRO-ACTIVE ENERGY

To ensure that our project produces more energy than it consumes, we have also studied the integration of "smart", pro-active, and by definition renewable energies:

A solar photovoltaic and thermal roof: producing electricity and domestic hot water. Standard panel, Dual-Sun® type

A wind farm with a vertical axis: Magnetically suspended, this farm of 20 axial wind turbines respect the noise comfort of residents.

A mini-biomass plant: recycling non-edible organic waste from plants to turn them into energy (heat). A cogeneration with rapeseed oil can also be studied by our fluid engineering department.

All this embedded technology is managed by home automation technologies that monitor consumption towards a low-carbon headquarters.

Our clearly defined goal in designing this smart building is to carefully select the best of High-Tech and Low-Tech rather than oppose them.

INNOVATION 4: A VERTICAL DRILL WITH BUILDING MATERIALS TOWARDS A NEUTRAL CARBON BALANCE

Designing a carbon neutral architecture based on the "cradle to cradle" circular economy. Taking into account the intrinsic carbon emissions and drawing up the energy balance of the life of the building, from its construction to its complete "recyclability" through its exploitation.

To achieve both objectives, the structure of the project will be either prestressed alveolar concrete (ideal for large spans and therefore for maximum spatial flexibility), or cross-laminated timber.

As a basic option, the use of high performance concrete makes it possible to optimize the sizing of structures and rationalize the use of natural resources. It also makes it possible to lengthen the spans with prestressed alveolar concrete to facilitate the future reconfiguration of interior spaces when they are reassigned.

As a reminder, the high qualities of a high performance concrete building are:

- durability, longevity (> 100 years), and unsurpassed resilience

- maximized energy efficiency through thermal inertia

- facilitated thermal rehabilitation, ensuring good airtightness

- durable in all environments

- does not burn, does not rust, and does not rot

- safe and secure (resistant to fires, earthquakes, floods)

- does not emit VOCs

- excellent sound insulation, including for low frequencies

- requires little care and maintenance

- 100% recyclable

- comes from a local industry and local materials. Its territorial roots create activity and wealth.

If the wood structure is preferred (with a pre-estimated economic surplus value of 20%), the project will present an FSC "Forest Stewardship Council" or PEFC "European Program for Certified Forests" certificate.

Life cycle analysis (LCA) of the project will be supported. The achievement of a multi-criteria and multi-stage environmental assessment of the project over its entire life cycle will be carried out to understand and compare the environmental impacts of the project throughout its life cycle.

To optimize the quality of indoor air, Semaphore will use a charter of eco-labeled materials such as:

- Wood products and wood floors: Ange Bleu

- Paint: Ange Bleu ou Cygne Blanc

- Carpets: Ange Bleu or Emicode

- Putty and joints: Ange Bleu or Emicode

- Furniture and decoration: Cygne Blanc and A+ grade French labeling

INNOVATION 5: A NOURISHING PROJECT DEDICATED TO URBANIZERS AND URBAN AGRICULTURE

In the gardens around the building, in the car park, in the patios of the Agora, and on the roof of the R+1: indigenous fruit trees will be planted to promote the development of small wildlife in urban-industrial areas (black cherries, mulberries, rowan) in addition to cultivated fruit trees (apples, pears), representative of local arboreal know-how.

On the undulating balconies: the waves will be treated with small fruit trees such as redcurrants, blackcurrants, raspberries, strawberries, blackberries, or blueberries. Vegetables include zucchini, tomatoes, radishes, and carrots, as well as a range of herbs, all planted on compost mounds and SOPRANATURE Cultiva®system.

On the roofs: greenhouses will be designed as a real resource center for employees transformed into actors of urban agriculture, eager to learn, to plant seeds and rare plants, and to meet both animators who are passionate, curious, or professional.

Cooperation with Agro-Paris Tech and INRA (National Institute for Agronomic Research), through teaching and research, will implement the project during its technical design and operation.

5. LOCAL URBANIZATION PLAN COMPLIANCE - Zone UXB2

The building respects the local urbanization plan and optimizes the envelope to make the most of the useful rental surface. It respects the following urban shrinkages:

- 5 meters of shrinkages from the dividing limits

- 10 meters from the 63,000 volts high voltage line for the base

- 30 m of shrinkage from the 63,000 volt high-voltage line for the main building

The last floor is at 23m40 and Semaphore is 28 meters high.

In addition, the project, in order to strengthen the soft mobility offer, proposes the construction of a new pontoon-marina.

A Strasbourg sur le Port du Rhin s’édifie le Sémaphore, le nouveau siège social dessiné pour la société SOPREMA. Aux allures de rizière arborée, ce bâtiment éco-futuriste est inspiré par le biomimétisme et est axé smart building.

Le Sémaphore a pour ambition d’être une vitrine exhaustive de toute la gamme des produits développés en termes d’isolation, d’étanchéité et de végétalisation par la multinationale française.

Du grec ancien et composé de σῆμα, sêma (« signal ») et de φορός, phorós (« porteur »), le projet est un landmark poétique, un porteur de signal, de valeurs, celles de la société : Entrepreneuriat; Relations Humaines; Dynamisme ; Agilité ; Référence; Innovation.

Le Sémaphore veut devenir une référence mondiale en termes de cadre de travail contemporain fusionnant une très haute qualité environnementale avec une très haute qualité d’usage.

Il exprime le dynamisme de l’entreprise pour mieux attirer les nouveaux talents à l’international.

Le projet est un prototype écologique de la ville verte du futur. Une ville qui se veut progressivement post-carbone, post-pétrole, post-nucléaire, et même post-insecticide. Bref, une ville résiliente tissant une juste symbiose entre l’action des Hommes sur leur environnement luttant contre l’imperméabilisation des sols.

Pour construire cette ville écologique de demain, le groupe SOPREMA s’est fixé un nouveau défi : réduire de 65% la dépendance des produits d’étanchéité aux dérivés du pétrole en se tournant vers l’économie circulaire et les matériaux biosourcés.

Pour remporter ce défi, le Sémaphore est donc un véritable mini-héros climatique, green et smart, durable et zen, reflétant la volonté de tous les collaborateurs de la société, employés de bureaux et ouvriers, de construire un avenir meilleur pour les générations futures.

1.2. UN CATALYSEUR SOCIAL EN RAPPORT DIRECT AVEC L’EAU

SOPREMA est une entreprise familiale qui s’est transformée en un siècle en multinationale. Cet esprit d’entreprise, proche de l’humain et convivial, se reflète dans la programmation du bâtiment.

Ce nouveau siège social est un point central de convergence des activités et sociétés présentes sur le Port du Rhin à Strasbourg.

Ainsi, par exemple, le fitness center, la cantine et la crèche sont ouverts à tous les autres actifs du port. De plus, toutes ces fonctions offertes en partage sont accessibles à toute forme d’handicap, moteur, visuel pour ne pas générer d’effet discriminant.

Altruiste, le Sémaphore et sa Rizière Arborée s’ouvre donc à chacun en établissant également un lien fort avec le Bassin Gaston Haelling. Il tisse une relation intime avec l’eau. Ainsi une nouvelle marina vient s’inscrire en prolongation naturelle du bâtiment invitant les employés et les ouvriers à la mobilité douce et à la flânerie.

1.3. UN BÂTIMENT DÉMONSTRATEUR DES MARQUES DÉPOSÉES PAR SOPREMA

Bio-inspiré d’une rizière, le Sémaphore est un véritable bâtiment démonstrateur à ciel ouvert. Il ouvre le champ des possibles pour construire des bâtiments post-pétrole !

Pour l’isolation thermique et phonique écologique, le produit UNIVERCELL® composé de ouate de cellulose obtenue à partir de papiers recyclés sera mis en œuvre.

Pour l’étanchéité, les systèmes ALSAN® et FLASHING® seront étudiés ainsi que la fameuse gamme SOPRASOLAR®, l’étanchéité bitumineuse bicouche à cellules photovoltaïques intégrées. Pour étanchéifier les lagunes de phyto-épuration, la gamme FLAGPOOL NG11® avec sa membrane en PVC armées fera ses preuves. Enfin le MAMOUTH NEO® assurera l’étanchéité à base de membrane constituée de matières premières bio-sourcées, issues pour 75% d’huile de colza européenne.

Pour la végétalisation, toute la gamme SOPRANATURE® démontrera les solutions techniques pour métamorphoser les balcons et les toitures du projet en jardins, potagers et vergers suspendus. Lande®, Garrigue®, Green®, Pampa®, Toundra® et surtout Cultiva® seront les systèmes mis en œuvre pour inventer la toiture comestible et intelligente de demain. Le tout connecté bien sûr pour optimiser les ressources.

Pour le revêtement des terrasses, le brevet déposé SOPRADALLE CREA® sera utilisé pour les dalles en gré cérame sur plots.

2. L'INTÉGRATION DU MAMMOUTH : AU CŒUR DU SÉMAPHORE

2.1. UN EMBLÈME FÉDÉRATEUR DANS LE CIEL STRASBOURGEOIS

Souvenons-nous qu’en 1909, Charles GEISEN, (arrière-grand-père du Président actuel de SOPREMA, Monsieur Pierre-Etienne BINDSCHEDLER), cherche un matériau à la fois imperméable, souple et facile à poser.

Il trouve la solution en trempant une toile de jute dans du bitume chaud : une chape légère et solide à la fois. Le produit d’étanchéité « Mammouth® » est né … depuis 110 ans !

Dans une logique de continuité marquée par l’acquisition d’un squelette de Mammouth, symbole de la marque, l’histoire de la société basée sur l’innovation est le fil d’Ariane végétal de la narration, le fil vert.

Suspendu dans le ciel, le Mammouth est magnifié par une robe de feuilles d’or le protégeant des UV. Il symbolise la réussite du groupe et rappelle sa genèse et son engagement naturel : Respectons la nature pour préserver l’avenir de l’homme !

2.2. VISIBLE DE TOUS, POUR TOUS ET DE PARTOUT !

Plutôt que de placer le squelette de Mammouth au cœur de l’atrium ou d’un patio dans le hall d’entrée (comme recommandé dans le cahier des charges du concours), le parti pris ambitieux est de l’encapsuler au sommet du bâtiment. Une bulle transparente composé de 6 pétales en verre cintré vient lui assurer une hydrométrie et une température constante pour une préservation optimale.

Ainsi pas besoin d’entrer dans le bâtiment. A 24 mètres de hauteur, le Mammouth est visible de tous et de partout !

En plan masse, il est exactement implanté à la croisée des deux axes qui traverse le site. En effet, il se trouve à l’intersection de l’axe Nord-Sud du Bassin Gaston Haelling et de l’axe Est-Ouest entre le futur siège et la future usine.

Il devient, par cet emplacement judicieux, le point de mire du bassin et il contemple l’usine et ses ouvriers qui ont fait le succès de son entreprise.

3. LE PARTI ARCHITECTURAL : UN PROJET ZEN DE FLEX-OFFICE NOMADE

3.1. LA TOITURE CONNECTÉE, VÉRITABLE CINQUIÈME FAÇADE, ALLIANCE DE L’HOMME ET DE LA NATURE

Le concept architectural est fondé sur celui de la cinquième façade habitée.

Il s’inspire d’une Rizière Arborée et de ses larges terrasses végétalisées en cascades qui bénéficient d’un ensoleillement maximum et de vues exceptionnelles. En effet les terrasses nourricières sont exposées plein sud.

Cette rizière se veut accessible par tous les collaborateurs de la société. La promenade débute les pieds dans l’eau depuis le ponton de la nouvelle marina qui se jette dans le Bassin Gaston Haelling.

D’étage en étage, les flâneurs gravissent les étages en empruntant des escaliers en colimaçon.

Entre potagers urbains, serres horticoles et vergers luxuriants, toutes les innovations de végétalisations développées par les collaborateurs de la société sont mises en œuvre à leurs pieds pour bien prouver aux visiteurs que la ville du futur sera résolument verte et biologique ou ne sera pas.

3.2. L’AGORA ET SES TROIS PATIOS, LIEU DE CONVERGENCE ET D'HOSPITALITÉ ACCUEILLANT TOUS LES ESPACES COMMUNS

Au cœur de la Rizière, dans cet écrin de nature en cascades, se love l’Agora.

L’Agora est l’épicentre névralgique du projet. C’est là où tout le monde se croise, se divertit, se sustente et se relaxe. C’est un lieu de convergence qui donne accès à toute la programmation commune : cantine, fitness center, crèche d’entreprise et showroom pour visiteurs.

Cet espace d’hospitalité est de plain-pied sur le promontoire constitué par les parkings et les locaux techniques en rez-de-chaussée. Ce promontoire est sculpté pour y intégrer parfaitement les escaliers et les rampes donnant accès à l’Agora.

Celle-ci est transpercée par trois patios circulaires qui l’inondent de lumière naturelle et la ventile naturellement. Le plus grand d’entre eux accueille un escalier majestueux qui établit une connexion fluide avec le parking.

Tous les flux se répartissent le plus naturellement du monde. Tous les collaborateurs accèdent à leur espace de travail depuis les ascenseurs ou les cages d’escaliers dédiées à chaque service.

L’Agora est la place publique de ce village végétal dédié à l’hospitalité.

3.3. UNE ARCHITECTURE SIMPLE, FLEXIBLE, PERSONNALISABLE

PLATEAUX DE BUREAUX ET SERVICES

Les plateaux de bureaux sont conçus pour répondre à l’organisation de la société. Ils sont pourvus d’un faux-plancher et d’un faux plafond présentant une hauteur libre de 2m80 sur une largeur globale de 12m. Afin d’offrir la plus grande liberté de cloisonnement à l’utilisateur dans le respect des règles de désenfumage, il est tramé sur un calepinage de 1m35 en superstructure correspondant à une portée classique de 8m10 en infrastructure.

Le projet est donc hyper-flexible. Un travail collaboratif sera effectué avec les directeurs de chaque service pour personnaliser les aménagements et les ambiances intérieures. Un système de pilotage individuel permettra de réguler le chauffage, le rafraîchissement, la ventilation, l’éclairage et les protections solaires.

Le point fort du projet est de permettre qu’aucun service ne soit divisé sur deux niveaux. Ainsi tous les collaborateurs d’un même service travaillent sur un même étage.

CIRCULATIONS VERTICALES

Les colonnes de circulations verticales ont été calculées en fonction des effectifs à évacuer par étage. Elles sont placées de manière à éviter les culs-de-sac tout en respectant la distance réglementaire de 40m entre-elles. Toutes les circulations verticales, cages d’escaliers et d’ascenseurs, sont ventilées et éclairées naturellement pour diminuer au maximum le recours à la ventilation mécanique.

ESPACES DE CONVIVIALITÉ ET DE DÉTENTE

Les espaces de convivialité, salon, kitchenette, machine à café, sont systématiquement placés à la sortie des circulations verticales, lieu naturel de passages et d’échanges.

COCONS POUR COCOONING

Des espaces cocooning en forme de cocon phonique ponctuent le plan pour permettre à chaque collaborateur de s’isoler pour se concentrer ou de passer des appels téléphoniques en toute confidentialité.

SANITAIRES

Les sanitaires profitent du plan triangulaire pour s’intégrer à chaque étage dans les angles intérieurs et optimiser la flexibilité des plateaux de bureaux.

3.4. TRAVAILLER, ÉCHANGER, INNOVER … COMME A LA MAISON

Tous les services bénéficient d’un contact direct avec la nature. Les espaces verts sont disséminés sur les balcons et sur les toitures. La végétation s’offre littéralement aux occupants. Les jardins sont proches des espaces de travail. Ils les innervent et servent aussi de lieux de travail, de réunions informelles et de relaxation.

C’est l’essence même du concept architectural. Placer les collaborateurs au cœur des produits qu’ils développent sur ce démonstrateur à échelle réelle ! Les faire se sentir comme à la maison !

3.5. FLEX OFFICE, BIENVENUE DAN LE MONDE DU NOMADISME

Le space-planning met en place le concept de FLEX OFFICE OU BUREAU FLEXIBLE.

Fini la routine! Le Flex Office, ou bureau flexible, consiste en l’absence de bureau attitré sur le lieu de travail. Chaque matin, le salarié, équipé de son smartphone et de son ordinateur portable, s’installe là où il trouve de la place.

Aux antipodes de l’impersonnel mais pourtant très individuel open space, le Flex Office prône la mise en commun des biens qui permettent aux collaborateurs d’exercer leur profession au quotidien, de la salle de réunion jusqu’à la lampe de bureau.

Le Flex Office résout un paradoxe grandissant : des places de bureaux vides et des salles de réunions pleines à craquer.

Le Flex Office amène le collaborateur à se déplacer, à échanger directement avec ses équipes plutôt qu’à privilégier l’email, chronophage et parfois source d’incompréhensions. En phase de projet, il permet même de faire se rencontrer beaucoup plus facilement et rapidement différents corps de métier et membres d’autres services, a priori éloignés.

Chaque salarié doit ainsi posséder un ordinateur portable et un smartphone.

L’entreprise, quant à elle, doit au moins compter les équipements et services suivants :

Un réseau Wi-Fi à toute épreuve,

- Des connectiques performantes à chaque place,

- Un système de stockage des fichiers (cloud par exemple),

- Un système de réservation de salles de réunion,

- Un système d’échange interne (réseau social, Slack, Intranet).

Les lieux sont conçus comme des ambiances contribuant à maximiser l’efficacité de la tâche qui y est réalisée :

- La salle de réunion pour échanger avec son équipe,

- L’espace de brainstorming pour les phases de création,

- La phone room pour les appels client,

- Le cocon de cocooning pour une concentration maximale.

C’est la fin de la sédentarité dans notre monde en perpétuel mouvement qui dynamise le travail en équipe indispensable à l’accélération de l’innovation !

4. LES INNOVATIONS : UNE STRATÉGIE VÉGÉTALE ET ÉNERGÉTIQUE BAS-CARBONE

L’ambition du projet est de répondre aux objectifs ambitieux de la RT 2020 de la Commission Européenne en construisant un BEPOS, un Bâtiment à Energie POSitive produisant plus d’énergie qu’il n’en consomme et réduisant son empreinte carbone. Les 5 grandes innovations pour y arriver sont les suivantes :

INNOVATION 1 : LE BÂTIMENT COMME UNE FORET CARBO-ABSORBANTE, DÉPOLLUANT L’EAU ET L’AIR

Comment adapter une ville dense aux phénomènes de fortes crues et aux canicules actuelles ? Pour lutter contre les effets d’îlot de chaleur urbain, végétaliser l’espace public et les bâtiments permet d’humidifier et de rafraîchir l’air grâce à l’évapotranspiration des plantes. Construire un projet densément végétalisé avec des plantes endémiques de la région strasbourgeoise permet donc de limiter son empreinte carbone tout en récupérant les eaux de pluie et en recyclant les eaux grises.

De plus par photosynthèse naturelle, le Sémaphore est un bâtiment végétalisé avec 10 000 plantes, arbustes et arbres. Il est capable d’absorber jusqu’à 65 tonnes de CO2 dans l’atmosphère du Port du Rhin annuellement tout en produisant de l’oxygène.

La couverture végétale ne sera pas seulement une robe cosmétique mais elle pourra s’appuyer sur les dernières innovations en agriculture urbaine et mettre en place des cultures maraîchères biologiques basées sur la permaculture et l’agroforesterie.

INNOVATION 2 : UNE PERFORMANCE THERMIQUE OPTIMISÉE ET UNE ISOLATION BIOSOURCÉE

La première étape est de réduire les besoins énergétiques du bâtiment en optimisant son enveloppe par une isolation extérieure. Elle permet de ne pas répercuter les fortes variations de températures saisonnières.

L’isolation, l’étanchéité à l’air, et l’inertie globale du bâtiment sont donc des éléments clés dans la bonne conception de notre projet.

De plus, les matériaux d’isolation thermique et acoustique sont biosourcés ou issus de filières recyclables et garantissent la salubrité et la pérennité de la construction.

INNOVATION 3 : UNE PARFAITE INTÉGRATION DU BIOCLIMATISME, DES ENERGIES RENOUVELABLES ET DES TICS (Technologies de l’Information et de la Communication)

ENERGIES PASSIVES

Outre le végétal, le bâtiment bioclimatique que nous avons conçu est dessiné en fonction de la course du soleil et du vent. Il intègre les technologies dites passives (à très faible consommation d’énergies) telles que :

Un champ de sondes géothermiques : couvrant les besoins en froid et partiellement en chaud.

Des cheminées à vent : assurant une ventilation naturelle passive par géothermie sans consommer un seul kilowatt.

Récupération des eaux de pluie et recyclage des eaux grises : dans les usages non-sanitaires, les lagunes de phyto-épuration et par infiltration.

Sur ce type d’installations, les bénéfices d’efficacité énergétique sont de 50 %, l’émission de CO2 est réduite de 50 %, et la consommation d’électricité est, elle, réduite de 35 %. Les 65% restants sont produits sur place grâce aux énergies renouvelables embarquées.

ENERGIES PRO-ACTIVES

Pour assurer à notre projet de produire plus d’énergie qu’il n’en consomme, nous avons aussi étudié l’intégration des énergies «smart», pro-actives et par définition renouvelables :

Une toiture solaire photovoltaïque et thermique : produisant de l’électricité et de l’eau chaude sanitaire. Panneau standard, type Dual-Sun®

Une ferme d’éoliennes à axe vertical : A sustentation magnétique, cette ferme de 20 éoliennes axiales respectent le confort sonore des résidents.

Une mini-centrale biomasse : recyclant les déchets organiques non-comestibles des plantes pour les transformer en énergie (chaud). Une cogénération à l’huile de colza pourra également être étudiée par notre BET fluide.

Toutes ces technologies embarquées sont pilotées grâce aux technologies domotiques qui permettent de surveiller la consommation vers un siège social bas carbone.

Notre objectif clairement défini dans la conception de ce smart building est de sélectionner avec soin le meilleur du High-Tech et du Low-Tech plutôt que de les opposer.

INNOVATION 4 : UNE FORET VERTICALE ÉCONOME EN MATÉRIAUX DE CONSTRUCTION VERS UN BILAN CARBONE NEUTRE

Innover c’est concevoir une architecture à empreinte carbone neutre basée sur l’économie circulaire « cradle to cradle ». Innover c’est aussi prendre en compte les émissions de carbone intrinsèque et dresser le bilan énergétique de la vie du bâtiment, de sa construction à sa « recyclabilité » complète en passant par son exploitation.

Pour atteindre ses deux objectifs, la structure du projet sera, soit en béton précontraint alvéolaire (idéal pour de grandes portées et donc pour une flexibilité spatiale maximale), soit en bois massif entrecroisé (Cross Laminated Timber).

En option de base, l’utilisation de béton haute performance permet d’optimiser le dimensionnement des structures et de rationaliser l’utilisation des ressources naturelles. Elle permet également d’allonger les portées avec le béton précontraint alvéolaire pour faciliter la reconfiguration future des espaces intérieurs quand ces derniers sont réassignés

Pour rappel, les grandes qualités d’un immeuble en béton performant sont :

- durabilité, longévité ( > 100 ans) et résilience inégalées

- maximise l’efficacité énergétique par l’inertie thermique

- facilite la réhabilitation thermique, permet d’assurer une bonne étanchéité à l’air

- est durable dans tous les environnements

- ne brûle pas ne rouille pas et ne pourrit pas

- offre sûreté et sécurité (résistant aux catastrophes de type incendies, séismes, inondations)

- n’émet pas de COV

- procure une excellente isolation acoustique, également dans les basses fréquences

- nécessite peu d’entretien

- est 100 % recyclable

- est issu d’une filière de proximité et de matériaux locaux. Son ancrage territorial crée de l’activité et des richesses.

Si la structure bois est privilégiée (avec une plus-value économique pré-estimée à 20%), le projet présentera une certification FSC « Forest Stewardship Council » (Conseil pour la bonne gestion des forêts) ou PEFC « Programme Européen des Forêts Certifiées ».

L’analyse du cycle de vie (ACV) du projet sera prise en charge. La réalisation d’un bilan environnemental multicritère et multi-étape du projet sur l’ensemble de son cycle de vie sera effectué pour connaître et comparer les impacts environnementaux du projet tout au long de son cycle de vie.

Pour optimiser la qualité de l’air intérieur, le Sémaphore fera appel à une charte de matériaux éco-labélisés comme par exemple :

- Produits bois et sols bois : Ange Bleu

- Peintures : Ange Bleu oi Cygne Blanc

- Moquettes : Ange Bleu ou Emicode

- Mastic et joints : Ange Bleu ou Emicode

- Mobilier et décoration : Cygne Blanc et classe A+ étiquetage français

INNOVATION 5 : UN PROJET NOURRICIER DÉDIE AUX « URBACULTEURS » ET A L’AGRICULTURE URBAINE

Dans les jardins en pleine terre autour du bâtiment, dans le parking, dans les patios de l’Agora et sur la toiture du R+1 : des essences fruitières indigènes seront plantées afin de favoriser le développement de la petite faune en milieu urbain-industriel (cerisier noir, mûrier, sorbier) en complément d’essences fruitières cultivées (pommiers, poiriers), représentatives du savoir-faire arboricole local.

Sur les balcons ondulants : les vagues seront traitées avec de petits fruitiers comme les groseilles, cassis, framboises, fraises, mûres ou myrtilles. Côté légumes, on retrouvera les courgettes, les tomates, les radis et les carottes, ainsi que toute une gamme d’herbes aromatiques, le tout planté sur buttes de compost et système SOPRANATURE Cultiva®.

Sur les toitures : des serres seront conçues comme un véritable centre de ressources pour les employés transformés en acteurs de l’agriculture urbaine, désireux de s’informer, de se fournir en graines et plantes rares, et de rencontrer à la fois des animateurs, des passionnés, des curieux ou des professionnels.

Une coopération avec Agro-Paris Tech et l’INRA (Institut National de Recherche Agronomique), via l'enseignement et la recherche, viendra implémenter le projet durant sa conception technique et son exploitation.

5. CONFORMITÉ AU PLU – Zone UXB2

L’immeuble respecte le PLU et optimise l’enveloppe pour dégager le maximum de surface locative utile. Il respecte les retraits urbains suivants :

- 5 mètres de retrait par rapport aux limites séparatives

- 10 mètres de retrait par rapport à l’axe de la ligne haute tension de 63 000 volts pour le socle

- 30 m de retrait par rapport à l’axe de la ligne haute tension de 63 000 volts pour le corps du bâtiment principal

Le dernier planché est à 23m40 et le sémaphore culmine à 28 mètres.

De plus, le projet dans un souci de renforcer l’offre de mobilité douce propose la construction d’un nouveau ponton-marina.

Emprise pistes cyclables : 1 160 m²

Traitement paysager pleine terre : 5 332 m²

Soit 30 % de l'emprise foncière (25% requis)
